Sumadhura Group makes Chennai debut with ₹400-crore logistics park

Sumadhura Group, a prominent real estate developer, has launched its first project in Chennai with a major Grade A industrial and logistics park in Red Hills, North Chennai. The initiative, valued at ₹400 crore, marks the company’s strategic entry into one of India’s fastest-growing warehousing markets. Spread across 52 acres along the Chennai Peripheral Ring Road (CPRR), the project will deliver 1.2 million square feet of Grade A warehousing space, aimed at meeting rising demand from manufacturing, automotive, e-commerce, and third-party logistics (3PL) sectors.

Vamshi Karangula, Director of Industrial & Logistics at Sumadhura Group, confirmed that groundbreaking has taken place and construction is slated for completion by June 2028. The first phase is expected to be ready by the first quarter of 2027, pending regulatory approvals. “India’s warehousing sector is undergoing a structural shift, with occupiers increasingly favouring Grade A warehousing spaces,” said Karangula. “Chennai reflects this shift clearly, backed by its strong manufacturing base and improving logistics infrastructure.”

Madhusudhan G, Chairman & Managing Director of Sumadhura Group, emphasized the strategic significance of Chennai. “Chennai’s manufacturing depth and port connectivity, anchored by emerging industrial and logistics hubs like Red Hills, Sriperumbudur and Oragadam, make it a natural second market for our warehousing vertical,” he stated.

Chennai has rapidly gained prominence as a Grade A industrial and warehousing hub. In the first half of 2026, the city saw 4.1 million square feet of Grade A absorption, the second highest among India’s top eight cities, with demand growing 11% year-on-year. Alongside Delhi NCR, Chennai accounted for over 45% of Grade A industrial and warehousing leasing during this period, underscoring its role as a key logistics gateway in South India.

Sumadhura Group is not limiting itself to industrial projects. The company plans to further expand its presence in Chennai, venturing into residential and commercial real estate. In the residential segment, it will focus on luxury and upper mid-segment projects with ticket sizes ranging from ₹1 crore to ₹2.5 crore. On the commercial front, the firm is exploring business park developments to diversify its portfolio.

With this strategic debut, Sumadhura Group aims to capitalize on Chennai’s growing real estate demand and robust industrial ecosystem.
